LandLaos is a marketplace intermediary and is not a party to any property transaction. Platform content is informational only — not legal, investment, or tax advice. Using the service means you agree to the terms below, governed by the laws of the Lao PDR.

Marketplace role

LandLaos is an intermediary and is not a party to property transactions. The platform provides discovery, lead routing, trust workflows, and transaction support coordination. Final pricing, title review, contracts, payments, and all legal obligations remain between the transacting parties and their appointed advisors.

Listing obligations

Sellers, agents, and developers bear legal responsibility for accurate property details, lawful media, current availability, land-use representations, price information, and verifiable ownership or authorization claims. Inaccurate listings may be removed and accounts suspended.

Foreign buyer caution

Foreigners cannot directly own land in Laos. Every ownership structure — long-term lease, building-only title, concession, or joint venture — requires review by a qualified lawyer licensed in Laos before signing. LandLaos content does not replace legal, tax, or investment advice.

Limitation of liability

LandLaos is not liable for the accuracy of user-submitted content, transaction outcomes, damages arising from platform use, or losses from decisions based on marketplace content. Maximum liability shall not exceed fees paid to LandLaos in the preceding 12 months.

Moderation and termination

LandLaos may reject, suspend, remove, or request corrections for listings, profiles, or inquiries that create legal, fraud, safety, or quality risk. Accounts with serious violations may be terminated without prior notice.

Governing law

These terms are governed by the laws of the Lao People's Democratic Republic. Disputes will be resolved in courts of competent jurisdiction in Vientiane Capital unless the parties agree otherwise in writing.
